Step 3: Comparative Financial Analysis

Not all “deals” are created equal. We run the numbers on Effective Rent, accounting for:

  • Tenant Improvement (TI) allowances.
  • Operating expenses (NNN).
  • Free rent periods and escalation clauses.
  • The Goal: Ensure you understand the total cost of occupancy over the life of the lease.

Step 4: Aggressive Negotiation

This is where we earn our keep. We don’t just negotiate the rate; we negotiate the “Work Letter,” “Right of First Refusal,” and “Termination Options.” We leverage our market knowledge to play landlords against each other to get you the most favorable terms possible.

Step 5: Move-In & Ongoing Advocacy

Our job doesn’t end when the lease is signed. We coordinate with architects, contractors, and furniture vendors to ensure your build-out stays on schedule. Even after you move in, we remain your point of contact for any landlord disputes or future expansion needs.
